Why two crawlspace estimates almost never match

The liner

"Vapor barrier" can mean almost anything

A 12-mil unreinforced liner and a 20-mil reinforced liner are both called a "vapor barrier" on paper — but one lasts decades in Charleston's clay and humidity, and one starts failing early. If a quote doesn't state the mil thickness and whether it's reinforced, that's usually on purpose.

The dehumidifier

A brand name is doing a lot of hiding

"Includes a dehumidifier" tells you nothing about whether it'll still run in year six. A name-brand AprilAire unit with a condensation pump is a different machine — and a different lifespan — than a generic box with no pump and no support.

The warranty

"Warranty" and "labor warranty" aren't the same

Some warranties cover the material but not the labor to fix it — so if a seam lets go, you're paying a crew to come back. Ask what's covered, for how long, and by whom. We carry the only 25-year workmanship warranty in South Carolina.

The fine print

What's left out is where the price hides

Dedicated electrical, sealing the foundation without drilling into it, a proper access door, soil prep before the liner goes down — leave any of these off and the number drops. But the job isn't the same job. Cheaper on paper usually means less under your house.

How thick should a crawlspace vapor barrier be?
For a Charleston crawlspace, look for at least a 20-mil reinforced liner. Thinner 12-mil liners cost less up front but puncture and tear far more easily, which shortens the life of the whole system in our clay-and-humidity climate.
Is the cheapest crawlspace encapsulation quote actually a good deal?
Not always. A lower price often reflects a thinner liner, a generic dehumidifier with no pump, missing electrical or soil prep, or a shorter warranty. When you compare what's actually installed line by line, the cheaper quote is frequently a smaller job — not a better value.
What should be included in a full crawlspace encapsulation?
A complete system typically includes soil prep and debris removal, a reinforced 20-mil floor liner, sealed walls and piers without drilling into the foundation, sealed vents, a name-brand dehumidifier with a condensation pump, dedicated electrical, a sealed access door, and a clear labor-and-material warranty.
Why does a dehumidifier need a condensation pump?
The dehumidifier pulls moisture out of the air, and that water has to go somewhere. A condensation pump reliably expels it to the exterior of the crawlspace. Without one, drainage depends on gravity alone, which doesn't work in every layout — and standing water defeats the purpose of the system.
