What areas do you service?
We cover the entire Charleston tri-county — Charleston, Berkeley, and Dorchester counties — including Charleston, Mount Pleasant, West Ashley, Johns Island, Summerville, North Charleston, Goose Creek, Hanahan, Moncks Corner, Daniel Island, and the surrounding towns. See our
Service Areas
page for the full list.
Do you offer free inspections and estimates?
Yes. A technician comes to your home, inspects the crawl space, and walks you through exactly what it needs — free, with no pressure. You don't even have to be home for the inspection.
What is crawl space encapsulation?
Encapsulation seals your crawl space off from ground moisture and outside humidity — a heavy-duty vapor barrier across the floor and walls, sealed vents, and usually a dehumidifier. The result is a dry, clean, conditioned space that stops mold, wood rot, and high energy bills before they start.
How much does crawl space encapsulation cost?
It depends on the size and condition of your crawl space and which issues are present — a moisture-only job costs far less than one that also needs drainage or structural repair. That's why we give a clear, written estimate at a free inspection instead of a one-size-fits-all number.
How long does a crawl space job take?
Most encapsulations take one to two days depending on size and condition. Jobs that also need drainage, mold removal, or structural repair can take longer — we scope your timeline honestly up front.
What warranties do you offer?
Our encapsulation work is backed by a 25-year warranty
, and our foundation repair work carries a lifetime warranty
. We stand behind what we put under your house.
Why do so many Lowcountry homes have crawl space moisture problems?
Our region's high humidity, clay-heavy and low-lying soils, high water table, and traditionally vented crawl spaces trap moisture under the house far longer than drier climates. That standing dampness is where mold, wood rot, and failing supports begin — which is exactly what encapsulation and moisture control prevent.
Do you handle mold removal and foundation repair too?
Yes — all in-house. Along with encapsulation and moisture control, we do crawl space mold removal, French drains, sump pumps, water removal, crawl space jacks, post & pier repair, and full foundation repair. One team handles the whole crawl space, on one schedule.
Can you help with a failed CL-100 (termite letter) before closing?
Absolutely. A CL-100 fails for three fixable reasons — moisture at or above 20%, standing water, or an unsound substructure — and we remediate all three in-house to get the crawl space ready for reinspection on your closing timeline.
Are you licensed, insured, and certified?
Yes. Lowcountry Crawlspaces is a licensed Residential Home Builder in South Carolina, fully insured, and IICRC-certified — and we're locally owned, not a franchise routing your call out of state.
Do you offer any discounts?
We offer a 5% advance-payment discount, a 5% discount for signing within 24 hours of your estimate, and a discount for military and senior clients. Just mention it when you call or email.
