Straight Answers Termite Damage Repair

What does termite damage repair involve?
We probe the framing to find every weak board, then support the house with temporary jacks or shoring before any wood comes out. Damaged joists get sistered or replaced, bad sections of sill plate and girder get cut out and replaced, and soft subfloor comes up. Then we deal with the moisture that drew termites in.
Does Lowcountry Crawlspaces treat termites?
No. We repair termite damage but do not treat termites. A licensed pest control company should confirm the colony is gone, or treat it, before repairs start. We can work with your pest control provider on timing so new wood never goes back into an active infestation.
How long does termite damage repair take?
It depends on how much framing is damaged and where. Sistering a few joists is a short job. Replacing a long run of sill plate, with the house supported while the old wood comes out, takes longer. Your written estimate lists the schedule before any work starts.
How much does termite damage repair cost in Charleston?
Cost comes down to how many joists, girders or sill plate sections need work, whether the house needs temporary support, how low and tight the crawl space is, and whether moisture control is part of the job. We price it after a free inspection and put the scope and price in writing.
Why is termite damage so common in Lowcountry crawl spaces?
Subterranean termites cause most of the damage we see here. They live in the soil and need moisture, and Lowcountry crawl spaces give them plenty: humid air, bare ground, open vents and wood that stays damp. Pier and block foundations put sill plates and joists close to the soil they come up through.
Is termite damage repair covered by a warranty?
Structural repairs carry our lifetime repair warranty , and the coverage is attached to the house, not the owner , so it transfers when you sell. Your contract spells out what is covered and what voids it. The warranty covers our repair work. Keeping termites away is part of your pest control company's treatment plan.
What Termite Damage Looks Like Under the House
Termite damage often hides inside the wood. The surface can look fine while the inside has been hollowed out along the grain. We probe the framing and look for these signs:
- Mud tubes running up piers, block foundation walls or plumbing lines.
- Wood that sounds hollow or lets a screwdriver sink in with light pressure.
- Galleries along the grain packed with soil, the typical pattern for subterranean termites.
- Sagging, soft or bouncy floors above the damaged area.
- Doors that start sticking or cracks that appear in drywall over a short time.
- Discarded wings near foundation vents or the crawl space door.
In the Lowcountry, subterranean termites cause most of the damage we see. They live in the soil and need moisture to survive, so a damp crawl space gives them what they want.

Floor joists

What Is Sistering, And When Does a Joist Get Replaced?
Sistering means fastening a new, full-strength board alongside a damaged joist so the two carry the load together. It works when a joist has lost some strength but is still in place and mostly intact.
Confirm the termites are gone
Take the load off
Fasten the new board
Check for level
Sistering is not the right answer for every board. If a joist is crumbling, split through, or the end is gone where it bears on the sill, we replace it. We show you photos of what we find and explain which approach fits each board.
Why Crawl Space Moisture Leads to Termite Damage
Moisture is what makes a crawl space attractive to subterranean termites.
Humid Lowcountry air, open foundation vents, bare soil and poor drainage all keep wood damp, and damp wood is easier for termites to reach and eat. It also invites wood rot and mold, which weaken the same boards. See crawl space mold removal.
That is why a repair that only replaces wood is often temporary. If the crawl space stays wet, new lumber sits in the same conditions as the old lumber. After the framing is fixed, we look at what is feeding the moisture:
- Crawl space encapsulation: sealing the floor and walls with a vapor barrier and controlling humidity. See our crawl space encapsulation service in Charleston.
- Drainage fixes where water collects under the house.
- Replacing wet or collapsed insulation that holds moisture against the framing.
Selling or Buying? Termite Damage and Your Closing
Most South Carolina home sales include a CL-100, the Official South Carolina Wood Infestation Report, completed by a licensed pest control company. If the report notes termite damage or excess moisture, the buyer and seller usually have to decide who fixes it and how. Our guide to what a CL-100 inspection is in South Carolina explains the process.
When damage is found, we inspect the framing and repair it , and document the work for your agent and closing attorney. See our CL-100 clearance repairs.
What Termite Damage Repair Costs in Charleston
The cost depends on how much wood is damaged and where it is. Sistering a few joists is a very different job from replacing a long run of sill plate. The main factors are:
- How many joists, girders or sill plate sections need work.
- Whether the house needs temporary support during the repair.
- Crawl space height and access. Low crawl spaces take longer to work in.
- Whether moisture control, such as encapsulation, is part of the job.
- Permits, if your city or county requires one (we pull them when they are needed).
We give a written estimate after we have seen the crawl space.
Where We Repair Termite Damage
We work in Charleston and across the Lowcountry. Many homes here sit over crawl spaces on piers or block foundations, and the humid climate keeps moisture under the house for much of the year. That includes termite damage repair in Saint George and these towns:

More Questions Answered Straight
Can termite damaged wood be repaired, or does it have to be replaced?
Many termite damaged boards can be repaired by sistering, where a new board is fastened alongside the old one to restore strength. Boards that are crumbling, split through or missing wood where they bear weight need to be replaced.
What is a sill plate, and why do termites damage it?
A sill plate is the board that sits on the foundation wall and supports the framing of the house. Termites often reach it first because it touches the foundation, and it tends to stay damp in a wet crawl space.
Is termite damage covered by homeowners insurance?
Termite damage is usually not covered by standard homeowners insurance because it is considered preventable maintenance. Check your own policy with your insurer to be sure.
Why fix crawl space moisture after termite damage repair?
Fixing moisture keeps new lumber from sitting in the same damp conditions that attracted termites and rot to the old wood. Encapsulation, drainage work and humidity control are the usual options.
What happens if a CL-100 report shows termite damage?
If a CL-100 notes termite damage, the buyer and seller usually negotiate repairs before closing under the terms of their contract. A contractor such as Lowcountry Crawlspaces can inspect the framing, repair it and document the work.

RECOGNIZING CRAWL SPACE FOUNDATION ISSUES IN CHARLESTON HOMES
Common Warning Signs
Foundation issues can manifest in various ways, and recognizing the warning signs early can save Charleston homeowners from costly repairs down the line. Uneven floors or sagging floors are often one of the first indicators, signaling potential problems with the foundation or floor joists. Similarly, foundation cracks, bowing walls, and sticking or misaligned doors can all point to structural problems that need immediate attention.
Other signs of concern include musty odors, moisture issues, or water damage in the crawl space or basement, which can weaken the foundation over time. Rotting posts or failing foundation walls may also be contributing factors to a home’s instability. Addressing these issues promptly can prevent further damage and protect your home’s value and safety.
Factors Contributing to Foundation Damage
Charleston’s humid climate and frequent heavy rain are significant contributors to foundation damage. Excessive moisture can saturate the soil around your home, leading to foundation movement or foundation settlement. Inadequate or poorly maintained drainage systems exacerbate the issue, causing water to pool around the foundation and increasing the likelihood of damage.
Soil conditions unique to South Carolina, including expansive or loose soils, can also create problems. These conditions can cause the foundation to shift, crack, or sink over time. Without proper encapsulation or moisture control, homes in Charleston and surrounding areas are more vulnerable to structural integrity issues, making timely foundation repair crucial.

Low Country Crawlspace is top notch! We had a complete overhaul of our crawlspace in West Ashley—insulation on foundation wall, drainage, complete encapsulation w dehumidifier, etc. Tyler and crew were fantastic! They worked diligently and were dedicated to the project. Our crawlspace is TIGHT and had been neglected for decades. They made that dark and dirty place sparkle and answered all my questions through every step of the process. Most importantly, they have left our family with so much confidence in our new crawlspace for years to come. Peace of mind has been priceless! I couldn’t recommend Tyler and Low Country more highly!
LUCIA AND JOHN PARKER
Extremely happy with Lowcountry Crawlspaces services. They worked to fit me in on a busy day after a storm, gave a detailed assessment, and I had an estimate the same day. The estimate was extremely reasonable and they didn’t suggest anything additional that wouldn’t be necessary for the resolution. Will happily recommend them to friends and clients!
